What is a measurement or floorplan service?

Home measurement services are just what they sound like: Based on your needs, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total living area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services needed?

Real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless a certified appraiser has performed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Putting a property on the market

A home measurement service can ensure that you're paid fair market value for your home. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by an appraiser (after any renovation that might have affected square footage).

For real estate professionals

To make certain that your client's property closes at a price that properly reflects true market value, we recommend requesting a measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for enticing potential buyers since they can see the layout and features of the house before and after a showing.
